Any person offering a property for sale or rent is legally obliged to obtain a B.E.R. Certificate.

Many landlords/vendors request a no strings attached B.E.R. simply to uphold their legal duty and avoid the possibility of a court prosecution; The cost of a B.E.R. certificate is fully tax deductible on rental properties and can reduce Capitol Gains Tax incurred by vendors.

Preliminary BER certificates are available for persons wishing to carry out home improvements and avail of S.E.I. funding or for building developers who wish to sell new properties straight from the plans.
